Since we are not builders we need to be keenly aware of what types of housing products are being built and what the marketplace is demanding. Not that many years ago there was a sentiment in the marketplace that townhomes would never be built again do to legal issues with home warranties. Well they-re back. There is also currently a stronger demand for empty neater type products with main floor living and small lots/yards. Will this demand continue into the future? We are also seeing more slab on grade lots, homes without basements. This was not that common just a few years ago. They are also back. There are are significant pressure to reduce costs to make home more affordable. This is leading to using the land more efficiently so lot sizes are trending down? Will this continue? Some cities are looking at more multi-family products but there is still a strong demand for single family homes.
